Home Rescue LLC offers a variety of services, in order to provide a solution for every homeowner. Services include loan modification programs, deed in lieu of foreclosure, forensic loan audits, interest rate, payment and principal reduction and short sales.

We work with lenders and homeowners on loan modification programs. Our solid relationships with the country's major lenders mean we can help prolong the foreclosure process, giving homeowners time to find successful loan modification programs and more time in their homes.

    In certain situations it is in the best interest of the homeowner to deed the property back to the lender. Lenders may accept the property back from the homeowner as payment in full in an effort to save time and money in lieu of foreclosure. While this is possible it is not an easy task. Home Rescue, LLC's expertise in this area can make this process successful for both parties. A Deed in Lieu will prevent the lender from filing a 1099-C on their loss and will protect the homeowner from future lawsuits or litigation from the lender.

    Some loans funded over the last few years were performed with RESPA and HUD legal violations and may have significant State and Federal violations. They must take the chance that the property could sell for less than market value and must absorb commissions, closing costs, taxes and insurance. We will have a comprehensive market analysis performed; present multiple property valuations and work with the lender(s) to reduce a reasonable portion of the principle loan. Example: a homeowner owes $300,000 on a first mortgage but the appraised value is $225,000. We can negotiate and work with the lender to lower the loan amount to $225,000 resulting in a $75,000 reduction in principle for the homeowner.

  • Short Sales
    Short Sales 

    A short sale is when a lender, in an effort to avoid foreclosure, agrees to accept less than the existing amount owed on the mortgage to satisfy the loan in full. Most short sales are tedious, lengthy and time consuming and often frustrate potential buyers. Home Rescue, LLC will negotiate the transaction from contract to closing in a fast and efficient manner saving everyone time and money.
